The operational reality

From abroad, you find out when something has already gone wrong

In another time zone, a late payment, a broken boiler or a lease about to end reaches you days later, through a chain of emails and messages. Then tax season comes and you have to piece the year together for a non-resident return. PropFlow gives you one up-to-date record of the property that you, your agent and your accountant all work from.

What changes
S-04.1

Spot problems before they grow

Overdue rent, lease end dates and open repairs sit on one dashboard, with email alerts, so living far away never means finding out late.

S-04.2

Your agent or family can help

Invite the people who look after the property with their own login. They record payments, repairs and documents, and you see every change.

S-04.3

A tax year that is ready to go

Income, expenses and tax deadlines are kept per property in the local currency, so a non-resident tax return starts from clean, complete records.

A cleaner operating rhythm

From scattered records to a portfolio you can explain

  1. 01
    Step 1

Add the property, its currency, the current lease and the tenant.

  2. 02
    Step 2

Invite your letting agent or a relative, or record payments and repairs yourself.

  3. 03
    Step 3

Check the dashboard from anywhere and export the year's figures for your tax return.

Questions landlords ask

Straight answers

How can I manage a rental property back home while living abroad?
Keep one shared record of the property: the lease, every rent payment, repairs and documents. In PropFlow you see that record from any country, get email alerts when rent is overdue or a lease is ending, and can let a local agent or relative keep it up to date.
Can my letting agent or a family member use it too?
Yes. Invite them to your portfolio with their own login. They can record what happens on the ground, and you stay in control without doing every task yourself.
My rent is paid in one currency and I now live in another country. Does that work?
Yes. The property keeps its own currency, so rent and costs are recorded exactly as paid. Totals are shown per currency, and where a converted figure appears, the exchange rate is shown with it.
Does PropFlow file my non-resident tax return?
No. It keeps the income, expenses and tax deadlines of each property organised and ready to export, so you or your accountant can prepare the return quickly. It does not calculate tax or file anything for you.
Can I use it on my phone, and in which languages?
PropFlow runs in any modern browser, on a computer or a phone, with nothing to install. It is available in English, Spanish, French, Portuguese, German and Russian.
