# How PropFlow compares

PropFlow is rental property management and accounting for the people who own or manage the units. This page states where it fits and where it does not, so the comparison can be made without a sales call. It compares PropFlow to the alternatives buyers weigh — a spreadsheet, general accounting software, a full property-management suite — and names no competitor, because their features and prices change without notice.

## PropFlow vs a spreadsheet
A spreadsheet is free, flexible and fine for one or two units. It stops scaling once the rent roll outgrows what one person can hold in their head.

- PropFlow keeps leases, tenants, rent and expenses as linked records, so a late payment or an expiring lease shows up without you maintaining a formula.
- Multi-currency is built in: each property books in its own currency and the portfolio converts at live rates, instead of hard-coded conversion cells.
- Owner statements and reports come out as PDFs, and the data exports back to CSV on Pro.
- A spreadsheet still wins when you want a one-off model, a custom calculation or a layout nobody else has to read.
- Already have history in a sheet? It imports from CSV.

## PropFlow vs general accounting software
Accounting software knows debits and credits but not buildings. It has no concept of a unit, a lease or a tenant.

- PropFlow is organized around property → unit → lease → tenant, so income arrives already attributed to the unit that earned it.
- It tracks the things accounting packages leave out: deposits, lease expiry, maintenance, mortgages per property.
- General accounting still wins for statutory bookkeeping, payroll, VAT returns and filing — PropFlow does none of those, and does not sync with those packages.

## PropFlow vs a full property-management suite
Large suites add tenant portals, online rent collection, screening and listing syndication, usually priced per unit per month with an onboarding period.
